Rental property return rate

To aovid the inflation's negative impact, we plan to buy a rental property. We use this calculator to compute Cap rate. It has before-tax, after-tax cash flow and cap rate. http://propertycashflowcalculator.com/index.jsp
I like it but my question is what rate is usually used? We want to do apple to apple comparison. In addition, what kind of rate is a good rate?
6%, 10%?

i did the rent thing BIG MISTAKE the renters think you just so THAY would have a place to live FREE it got so it was cheaper to let the houses stay empty than rent and fix them up after i had to evect renters
