Denver still a buyers market?

I am a native of Colorado but moved away for a few years and recently moved back and looking for a house. Inventory is extremely low, but I am not seeing where it's a buyers market like so many people keep telling me.

Trying to find a home in Lone Tree. I grew up in 80111, but moving back and looking at the older homes there and the insane pirce they want for them I am just not interested.

I noticed people really don't want to budge fron the asking price, or maybe my realtor is just not very good.

What someone is asking is much different than what they are actually getting.
