If you don't mind the trip up 422, check out the Pennhurst Asylum in Spring City. It was investigated on Ghost Adventures and is now set up similar to Eastern State (another great option).

Eastern State is a great place. If thats not in your area, The Bates Motel is pretty good. Hay Ride, Maze and Haunted house all in one.

Pennhurst was good. It is well staffed, and everyone was nice. They had entertainment for people waiting in line (live band, fireworks, magician, fire eaters). The 'asylum' was well done, full of medically oriented scenes. It was lit enough so you wouldn't trip. The biggest downside: the pace was kinda fast and the walk through the tunnel at the end was long.

Tips:
*Get there early (6:00-7:00) or you will be stuck in a long (3+hr) line.
*Buy the tickets there with a $5 coupon, they offer the same coupon online, but charge you $4.50 to process the ticket.
*Dress warm (of course)

Eastern State! That was the most fun haunted house I have ever been in. It lasts a while and they are very good at building up the anticipation while you stand in line.

For a real Haunted House adventure, try Cliveden in Germantown. It's a federally registered historical house/museum and they have real ghost hunters come twice a year. Just google cliveden house and you'll find it.

Another vote for Eastern State! I've been three times and it never gets old! A great day tour there as well.
