By the way, I agree that unsolicited phone calls are annoying as all hell. In fact, this whole democracy and elections thing is sometimes annoying -- especially when the establishment is put-out at the whole prospect of one of their own standing for re-election. I'm not trying to be inflammatory, just direct.

a) What jobs does he intend to bring here and how?

b) What is his position on the renters/property owners issue that has been raised here countless times? What is his solution that will bring the community together, rather than further divide it?

c) What can you say to convince me that he has a long-term interest in this city and he is not just padding his resume? (hint: the house and "businesses" do not impress)

re: Semi-native's questions

Semi-native...

I'm going to try to pull something that Jude has spoken/written (i.e. League of Women voters' questionnaire) in response to your questions. When that is not possible, it's going to take longer. Here's one...

b) What is his position on the renters/property owners issue that has been raised here countless times? What is his solution that will bring the community together, rather than further divide it.

Here's a guest column Jude submitted to the San Marcos, Austin and Texas State newspapers more than a month ago. None of them ran it but it outlines his thinking on the landlord licensing and inspections proposal.

By the way, perhaps realizing too late that property owners might cling to this quaint notion that they can use their property as they see fit, within zoning and land use laws, Bose and friends are now trying to soft-pedal what has been proposed.

I've tried to attach below City Marshal Ken Bell's presentation on the issue (in .pdf format) to the city council but apparently pdfs are not supported. Please send me your e-mail and I'll send as an attachment. bradrollins@yahoo.com (update: nevermind, I figured it out. click here.... http://newstreamz.com/wp-content/upl...on-9-18-07.pdf

Good article, but there is no solution in there. He says that the landlords (some of them) have left the places in disrepair, but questions measures that would hold them accountable.

He empathizes with the neighbors, but does not offer a solution.

No offense, but I need some substance. I appreciate that he has an open mind, but I don't have the patience for another 3-4 years of research and debate into the best solution. If the current $400,000 "solution" is not working, kill it and use those funds to try something else. Just come with a solution. This is not an issue that anyone running for office should be unfamiliar with and a good representative will have given it ample thought long before taking office.

This is a problem that needs a well thought-out solution today. If Prather can't demonstrate that he has given the issue as much thought as current Council members and that he has drawn some conclusions, I can't vote for him. Keeping all options on the table sounds to me like a) not wanting to alienate voters with his ideas for a solution or b) not having given the issue much thought.

Immis, I know Jude received a call some weeks ago from a lady wanting to know when he was going to clean up the mess from his party in which, according to her account, she had personally witnessed him pull a little girl's piggy tail or something. He did not know what she was talking about and she got exasperated and hung up. He asked me to contact the house he manages in the area the lady mentioned. The guys there told me that they had received a noise violation some weeks prior but not on the weekend in question. I also drove around the property in the area mentioned and did not see any signs of a party or a mess.

(Coincidentally, I have all the police logs for some time back databased on my computer. If you can give me a date and location, it would be an interesting exercise if nothing else to look it up to see if there were complaints made on the night in question.)

So I don't know the answer to your question. I do know that I sometimes hear about this or that house on this or that street being one of Jude's houses and people are simply mistaken. Brad

Why would he ask you to contact a property that he manages? Are you an employee?

It is interesting that you say those tenants had been cited before. Often times, people are not cited because A) the party breaks up before the police get there, B) the people at the property know the police have been called and quiet down before they arrive or C) the officer applies the ridiculous "reasonable man" criteria and determines there is no issue.

Sometimes there really is no issue, but given that they were cited once before, that seems less likely.

Of course, there is no indication here that anyone even called the police; just that there was a party, some trash and some hair-pulling.

It does not sound like a well run property management company, or at least not one that we would hold out as a model for solving the problems between the renters and their neighbors, but this is only one incident at one property.

Perhaps we could get a list of the properties he manages. It would be interesting to see the condition, review police logs and talk to the neighbors.

I could demand that Jude provide the list to prove that he is not a slumlord who manages a number of problem properties where loud parties, garbage and assault are commonplace, but that would be wrong.

I don't ask my roommates to check on my software engineers.

In fact, I just came from an engineering meeting and couldn't stop thinking about this. If I were Jude, and I had been to the City Council meetings and I knew what a hot issues this was and I got a complaint from a neighbor of a property I managed, I would have been over there, in person, at the first opportunity and I would have known first-hand what was going on. I would have spoken with the tenants and the neighbors (not just the complaining one) and I would have made every effort to make my rental properties a model for others to follow.

Is he going to ask you to check on Sagewood if he is elected?

Bad move, I think. It kind of shows that he may not take this issue all that seriously after all.
