looking for 2bdrm house or duplex

I'm going to be moving back to San Marcos around the 1st of Febuary, need to rent a 2bdrm/1ba house, mobile home or duplex for me and my 13 yr-old son - no pets. Preferably something with a garage and yard, looking at a price range of no more than $750/mo. Square footage not important, however a garage or at least storage shed would be good. I don't mind a fixer-upper, especially if it helps take some off the rent.

I have tried looking on craigslist, it's a damn joke - advertisements like "$450 / 3bdrm !!!!" makes it sound like you can rent a 3bdrm house for $450!!! Idiots. Anyways, if anyone has any leads I would greatly appreciate it.

+1 to what they said. No leads, but there always seem to be houses for rent (signs out front), if you have time to come to town and drive around a bit. Sagewood is the pits.

Sagewood is good for college students, but I think someone got shot their last weekend. Not the best neighborhood for a family.
