I have land, but it all has houses on it. Land prices went crazy the past few years, not sure about current prices, but it doesn't seem to be affected by the market too much. The cheap stuff gets gobbled up fast. There is a place next to our little place in Menard that doesn't have a house, is on the river (San Saba) that I am hoping comes up for sale again. Several places with for sale signs on it around the area, some with river frontage, but I am betting its not cheap.
